We do not intermediate in any transaction between the property advertiser and traveler. Consequently, any aspect of a potential or actual transaction between the property advertiser and a potential traveler, including quality, safety or legality of the properties advertised, the truth or accuracy of the ads (including the content itself same and any comments about the property or in the guestbook), the ability of the property advertiser to rent a property or the ability of traveler to pay the rents of the properties are the sole responsibility of each individual user of the website.
We are not responsible for state of the rental properties that are advertised on our website or its compliance with laws, rules or regulations which may affect rental properties in any jurisdiction.
3. Use of the site.
The use of the site that gives users through these Terms does not include the right of collection, aggregation, copying, duplication, display or derivative use of the site, or the right to use data mining, robots, crawlers, or similar tools collection and data extraction without our prior written permission, provided, however, that it provides for a limited exception to the above exclusion for Internet search engines and general public records used in consumer applications using tools to gather information for the sole purpose of displaying hyperlinks to the site, provided they each do so from a stable IP address or a range of IP addresses that use an easily identifiable agent and are in compliance with our robots.txt file.

4. Property rights and downloading information from the website.

However, we reserve the right to deny permission to publish on the site, or withdraw it, content that does not meet our guidelines or failing our Terms contributed by any user.
All property listings on the site are submitted by the advertiser and are the responsibility of the advertiser, and explicitly exclude all liability for the alleged reliability of the listings, property reviews, guest book entries, or any agreements between the property advertiser and the traveler. No representation or warranty of reliability and updating of any text, content, review of property, entries in the guest book, property location, suitability, price or availability information published on this website, even if the property advertisers have sought special offers, dates or specific property types.
8. Notice of Violation: DMCA policy.
We respect the intellectual property rights of others, and Ebedds.com does not allow or tolerate the publication of any content on the site that infringes the copyright of any person. Ebedds.com will cancel the account of a client advertiser or potential advertiser, or access to the site, in appropriate circumstances, if the traveler would repetitively violate the copyright.
9. Suggestions and comments and feedback on the Site.
Users refer us ideas or suggestions regarding our business. We are not soliciting ideas or suggestions and we do disclaim any obligation to study them or consider them.
To report any content, you are waiving any right of ownership of that content and we do not have any obligation to compensate you for that proposal. If you have a dispute with one or more users of the site.
You hereby agree to indemnify us and any advertiser of Ebedds against any liability incurred by the Indemnified Parties in relation with any claim caused by any infraction by you or through your account of these terms or representations, warranties and agreements made by you in these terms, including, without limitation, fees and costs. You will cooperate as much as you can reasonably to defend any claim.
This Agreement shall be governed by and construed in accordance with the laws of the kingdom of Spain, and subjected to the non exclusive jurisdiction of the courts of Spain.

We may send notices by certified mail in pre-stamped on receipt and, to any address you provide during the registration process or later as upgrade your account. In this case, the notice shall be deemed as delivered three days after the date of shipment.

16. Accuracy of information
Each property advertiser´s site represents and agrees that all information you provide to us and in place for recording every advertiser on the site is true and correct. 17. Contents and texts.
We will review and approve all content and changes in advertising copy submitted by advertisers. We reserve the right to refuse publication of any content that does not meet these terms.
All content must meet our content guidelines and advertisers are responsible for reviewing the contents and ensure that any content posted to the site agrees with the wishes of the owner.
Photographs should represent the rental property as a principal element of the image and not include people you do not have the legal consent of those persons or any information that would infringe the right to privacy, intellectual property rights or other rights of a third. We reserve the right not to show a photo or remove any photographs that we believe do not meet these terms, or are not acceptable for any other reason.
It is the responsibility of the property advertiser to get the relevant permission to reproduce all the photos and other materials used in their advertisements. The advertiser warrants that the copyright of such materials is of the property advertiser or is authorized by the owner thereof to grant the rights contained and agrees to provide any evidence of such rights that we request.
19. The Copyright.
By its acceptance of these Terms, or the publication of the text and photos of the property on the site, worldwide and irrevocable, unrestricted, nonexclusive, free from paying any fee , a fully paid license to use, copy, license, sublicense, adapt, distribute, display, publicly display, reproduce, transmit, modify, edit and otherwise exploit the photographs and the semblance of any content that you post on the site or on the websites of our affiliates, and you grant the site and advertisers Ebedds.com the right to protect images, text advertising and content available through advertising insertion from unauthorized use by unaffiliated third parties who occasionally try to appropriate or redistribute this information through electronic means or otherwise.

Each advertiser also agrees that we can reproduce in whole or in part any photographic material supplied by the property advertiser to promote individual property or for the site promotion.
20. Trademarks and Logos.
The name and logo Ebedds.com are part of our intellectual property. Usually, we do not allow the use of our names and logos, except as described above with our written permission. 21. More than one property.
Each advertisement must refer to an individual property unless you are a property manager who has registered to get one of our packages for property managers of multiple properties.
Only one property can appear per ad, unless it is a property with multiple rental units on the same property and additional advertising units are forming advertised property.
The property in the advertisement cannot be replaced by another property. If an advertiser sends an insert changes to advertising, which, if accepted, would substantially alter the ad to make it the property of another, we have the right to remove the ad and we may retain any fees associated with the end of the insertion as compensation for breach of this condition.
Advertisers who manage four or more properties should Contact Us Ebedds.com in order to discuss the packages that best suit your needs. All other ads subscription packages require a subscription per ad (one subscription per property).
22. Method of payment of subscription and renewal.
Payment of subscription must be made in euros, paid according to terms agreed with Webfish S.L.
Subscriptions paid by Paypal or credit card will NOT be renewed automatically.
If you wish to cancel service, simply Contact Us at any time.
If your subscription will be canceled on reaching the end of the period of validity for any reason you wish to reactivate it later, you must pay the price of activating new subscriptions without promotional discounts that was valid at the time.
23. The Act applies to private properties owners, real estate agencies or agents and property managers.
You agree to assume sole responsibility for enforcing any law, rule or regulation which may apply to any rental property that you advertise on the site. Disclaim any liability with regard to their compliance.
There may be circumstances in which we are obliged by law to provide information about your listing in order to meet the requirements of government agencies on investigations, litigation or administrative proceedings, we may choose to enforce or ignore this obligation, in our sole discretion.
24. Refund and cancellation policy of the advertisement
All ads are sold to be active during the entire period chosen by the advertiser. Usually there is no possibility of repayment.
If you sell your property and do not want the ad still online, contact us and we can remove the insert. However, no payment will be paid back.
If any advertiser publishes inappropriate material to our website or we found material that infringes our Terms, we reserve the right to remove immediately the property advertisement without refund.
If any advertiser violates these Terms or its obligations with respect to us, we will immediately remove from the site's announcement that advertiser, without notice and without refund.
No ad may be transferred to another party, except if an advertiser sells the property advertised, the advertiser may transfer its listing to the new property owner. We may, at our discretion, charge a reasonable transfer fee.
25. Distance selling.
You agree that insertion may be published shortly after its configuration. In consequence, you do not have the right to terminate his contract while this configuration is being done according the Regulations Consumer Protection (Distance Selling) Regulations 2000.
26. Tax obligations.
Remember that all advertisers or companies are responsible for implementing and declaring eventually relevant taxes to authorities (including, where applicable, VAT or I.G.I.C.) for the rent or sale payments they have received.
